Landscape Concept

Villa Cotoliu22 is set on a 1,239 m² private plot, where architecture and landscape are conceived as a single living environment.

Rather than concentrating outdoor life in one conventional garden, the villa is surrounded by a sequence of distinct exterior spaces. The swimming pool and solarium, separate barbecue terrace, covered terrace, front and rear gardens and central open-air patio each create a different atmosphere and purpose.

This arrangement allows the landscape to accompany the architecture throughout the house, creating changing views, natural light and a continuous visual relationship with the outdoors.

Pool & Solarium

The principal outdoor leisure area is centred around a 49.00 m² private swimming pool, framed by a generous 78.23 m² poolside solarium.

Positioned alongside the main living spaces, the pool becomes part of the everyday experience of the house rather than a separate feature at the end of the garden.

The solarium provides a spacious setting for sunbathing, relaxation and informal gatherings, while its direct relationship with the villa creates a fluid transition between interior living and life by the pool.

Barbecue & Outdoor Dining

Gardens & Landscape

The rear of the property opens onto a substantial 302.53 m² garden, forming the largest landscaped area of the villa.

Additional gardens and planted areas are distributed around the front, sides and different architectural volumes of the house.

Instead of functioning simply as a perimeter around the building, the landscaping becomes part of the architecture itself. Different rooms encounter different garden views, giving each part of the villa its own relationship with the exterior.

Indoor–Outdoor Connection

The architecture of Cotoliu22 is defined by the dialogue between enclosed rooms, glazed surfaces, patios, terraces and gardens.

Large glass openings connect the living and dining areas with the pool landscape, while the central patio introduces another exterior environment directly into the heart of the floor plan.

Together, the pool, solarium, barbecue terrace, covered terrace, gardens and central patio create a sequence of interconnected spaces that can be experienced differently throughout the day.

The result is a villa conceived around the Mediterranean way of living — where architecture does not simply look onto the landscape, but allows the landscape to become part of the house.
Ground floor.
Architectural Concept

The 196.3 m² ground floor is conceived around one of the villa’s defining architectural elements: a 51.8 m² central open-air patio.

Rather than organising the house along a conventional corridor, the architecture uses this courtyard to create separation, openness and visual connections between different parts of the residence.

The result is a floor plan composed of distinct living and private zones that remain connected through architecture, natural light and views of the landscape.

Living & Dining

The principal social space is a generous 48.0 m² living and dining area, conceived as an open environment for everyday family life as well as entertaining.

The living and dining functions share one continuous space, while large glazed openings extend the visual perspective beyond the interior towards the terraces, swimming pool and surrounding landscape.

This transparency gives the room a much greater sense of depth: the architecture continues visually beyond the glass, making the exterior spaces part of the composition of the living area.

Kitchen

Adjacent to the living and dining area is a dedicated 20.3 m² kitchen.

Its position allows the kitchen to remain closely connected to the principal social areas while retaining its own clearly defined architectural identity.

The interior design reinforces this relationship, creating a sophisticated contemporary space that works naturally with the dining and entertaining areas rather than functioning as an isolated service room.

Central Open-Air Patio

The 51.8 m² central patio is the spatial heart of the ground floor and one of the most distinctive architectural features of Villa Cotoliu22.

Open to the sky and surrounded by the architecture of the house, it introduces an exterior space directly into the centre of the plan.

Glazed openings allow the patio to be seen from several interior areas, creating layered views through the house and establishing visual connections between otherwise separate wings.

Beyond providing daylight, the patio changes the way the ground floor is experienced. Interior spaces are constantly accompanied by views of an exterior environment, giving the villa a sense of transparency, depth and openness.

Private Bedroom Wing

The private area of the ground floor contains four bedrooms, positioned away from the principal living and entertaining spaces.

This separation creates a quieter residential wing while maintaining the architectural relationship with the central patio and surrounding gardens.

Each bedroom is associated with its own bathroom area, providing a high level of independence and privacy for family members and guests.

The arrangement allows the villa to accommodate several private bedroom suites on the same level without compromising the openness of the principal social spaces.

Architecture Around the Patio

One of the strongest aspects of the plan is the relationship between the two sides of the house.

The living, dining and kitchen spaces form the principal social wing, while the bedrooms occupy a more private part of the floor. Between them, the central patio acts as both a physical separation and a visual connection.

This creates a composition in which different functions have their own identity without feeling disconnected from the rest of the villa.

Indoor–Outdoor Living

The ground floor is designed so that outdoor space is visible and accessible from multiple points rather than through a single terrace.

On one side, the living spaces open towards the pool, solarium and gardens.

At the centre, the open-air patio brings landscape and daylight directly into the architecture. Elsewhere, terraces and landscaped areas create additional transitions between the house and its surroundings.

This combination creates a continuous sequence of interior, semi-covered and open-air spaces.

Villa Cotoliu22 therefore feels less like a house placed within a garden and more like an architecture built around a series of outdoor environments — with the patio, pool, terraces and gardens becoming an integral part of everyday life.
Basement floor.
Private Bar & Lounge

At the heart of the basement is a 55.2 m² private bar and lounge, conceived as one of the villa’s principal social spaces rather than simply a multifunctional room.

The interior design develops this area around a sculptural curved bar with dedicated seating, integrated bottle display and storage, complemented by a separate lounge setting with armchairs and relaxed seating.

Its generous proportions allow the space to function as a private club-like environment for drinks, conversation and entertaining guests, while remaining visually connected to the surrounding leisure areas of the basement.

Wine Cellar

Adjacent to the social spaces is a dedicated 3.5 m² wine cellar, designed specifically for wine storage and display.

The interior project confirms a purpose-designed wine room with integrated full-height bottle storage, giving the wine collection its own defined architectural space rather than treating it as conventional storage.

Wellness & Fitness

A dedicated 30.0 m² private gym forms the main fitness area of the lower level.

The wellness programme also includes a private sauna, bathroom and changing/dressing areas, creating a self-contained environment for training, relaxation and recovery.

Entertainment & Games

A separate 13.2 m² games room adds another layer to the basement’s leisure programme.

Together with the bar, lounge and wine cellar, these spaces create a complete private entertainment level, with distinct areas for socialising, recreation and relaxation.

Garage & Functional Areas

The basement includes a substantial 59.0 m² private garage designed for three cars, with direct internal access to the house.

Laundry, storage, technical and circulation spaces are integrated into the floor plan, keeping the service functions clearly separated from the principal leisure areas.

Natural Light & English Patio

One of the key architectural elements of the basement is the 42.7 m² English patio running along the lower level.

The combination of generous social spaces, carefully separated functions and natural light from the English patio gives the lower floor the character of a private club integrated into the architecture of the residence.
